What actually happens
A burglary that only wanted a necklace
In August 2006, someone breaks into the home of Kristi and Daniel Rey, trashes the house, and takes only a necklace that Kristi's sister Katie gave her. The room of their infant son, Hunter, is left untouched. The family has security cameras installed anyway. Martine, the family's housekeeper and nanny, senses evil spirits and burns sage, and Daniel fires her for it. Kristi is sure the house is haunted, and she and Katie compare notes on the demon that tormented them as kids. Daniel waves it off, even with footage of odd things around the house. His daughter from an earlier marriage, Ali, starts investigating. She learns that people can trade the soul of a first-born son to a demon for wealth or power, and that if the deal isn't completed, the demon stays on with the family until another son arrives. Hunter is the first boy born on Kristi's side since the 1930s.

A basement door with a word on it
The demon attacks Abby, the family's German Shepherd, who apparently has a seizure. Daniel and Ali drive her to the vet. This is the moment people brace for: while they are gone, the demon attacks Kristi, drags her into the basement, and possesses her. The next day Ali is left alone with Kristi, without knowing she is possessed. Ali hears scratching at the basement door, opens it to find scratches, and finds the word meus carved into it, which is Latin for mine. A bite mark appears on her leg, and the recording of Kristi being attacked pushes Daniel to call Martine, who prepares a cross to drive the demon out. Kristi won't remember being possessed. Daniel plans to pass the demon on to Katie so that Kristi and Hunter are safe, over Ali's objections.
An exorcism with a handheld camera
That night Daniel holds up the cross to Kristi, and she attacks him while all the lights in the house go out. He follows the handheld camera's night vision through the shaking house into the basement, where Kristi attacks him again. He fights back with the cross, and she collapses and the house shakes hard until it goes still. Daniel puts Kristi to bed. Then he and Martine burn a photo of Katie as a young girl, which passes the demon on to her.
The ending, explained
Three weeks later, Katie comes by to say odd things have started happening at her own place. The night after Micah is killed, on October 9, Katie arrives at the Rey house possessed and bloodstained, kills Kristi and Daniel, and leaves with Hunter. A title card says Ali returns from a school trip, finds their bodies, and learns that Katie and Hunter have vanished. Abby, the German Shepherd, is recovering at an animal hospital.
