What actually happens
A séance goes badly in a house with a reputation
In 1976, Ed and Lorraine Warren go to the Amityville house to work out whether a demon was really behind the DeFeo murders and the haunting the Lutz family reported afterward. During a séance, Lorraine slips into a vision. She sees a demonic nun, and she sees Ed get impaled. From then on she has been shown her husband's death in advance and would very much like to avoid it. A year later the Warrens are asked to look at a family in London.
In the Enfield area of London, the Hodgson family starts noticing strange things in their house after Janet, one of four kids in the family, plays with a ouija board. She begins sleepwalking and talking with the voice of an angry old man. When reporters try to interview the family, Janet is overtaken by that old man, who turns out to be Bill Wilkins, a man who used to live in the house and has since died in it. The Warrens are asked to judge whether the possession is a hoax. Lorraine is afraid that her vision of Ed is coming true. She has a second vision of the demonic nun, which tells her its name, and she scratches that name into her Bible while in a trance.
The investigators cannot agree on whether it's real
While staying with the Hodgson family, the Warrens talk with fellow investigators Maurice Grosse and Anita Gregory. Gregory has video of Janet wrecking the kitchen on purpose, which makes the haunting look fake. Ed and Lorraine can't tell whether the family is sincere or after attention, so they leave. Once they are gone they work out that Wilkins is only a puppet. The real force is the nun, who wants to break Janet's will, and who has also been blocking Lorraine's abilities so that she couldn't see what was going on. They turn around and go back.
Lightning picks the worst possible tree
This is the scene people dread, and here is what happens. When the Warrens get back to the Hodgson house, Janet is possessed and standing at a window, about to jump. Ed grabs her and almost goes over himself. Lightning hits the tree in the yard and leaves a stump, which is exactly the one that skewered Ed in the vision. Lorraine finds the Bible with the name she scratched into it, which is Valak. She says the name to the demon, which gives her authority over it, and she sends it back to Hell. Janet is released, and Lorraine pulls Janet and Ed to safety. Nobody dies in it.
The ending, explained
With the demon gone, Janet is free of the possession. Ed and Lorraine go home, and Ed adds a new item to their shelf of cursed objects: a Crooked Man zoetrope toy that belonged to Peggy's youngest child. He sets it down beside the Annabelle doll and a music box from an earlier case. Both Warrens survive, the vision of Ed's death does not happen, and the movie closes on that shelf.
The post-credits ruling
Nobody has confirmed whether there's a scene after the credits.
