A bed and breakfast with a full guest list
Ben Matthias is an astrophysicist building a camera to detect dark matter, and in New Orleans he marries Alyssa, who gives tours of the city's famously haunted places. After Alyssa dies in a car crash, Ben is despondent, quits his career and keeps running her tour even though he does not believe in the supernatural. Meanwhile Gabbie, a doctor who has lost her husband, relocates with her son Travis to Gracey Manor, an abandoned mansion they hope to turn into a bed and breakfast. They find out almost right away that the house is infested with ghosts.

Breaking and entering, for the blueprints
Father Kent, an exorcist who is helping Gabbie, hires Ben to photograph the ghosts of Gracey Manor. Ben cannot find any evidence and goes home, where a ghost of a mariner haunts him and sends him back to the mansion. There he learns that the others have been haunted too. They bring in a psychic named Harriet and steal the mansion's blueprints from Professor Bruce Davis, a historian. The plans lead them to a séance room that was hidden, and there Harriet reaches the spirit of William Gracey. He writes a message telling them to find the famous medium Madame Leota. A malevolent entity then forces Harriet out of the house, and Bruce is forced out when he turns up.
A crystal ball in a locked trunk
The group stays at the mansion and searches for Leota. In the middle of the movie, Ben runs into the ghostly bride, Constance Hatchaway, in the attic. He finds a locked trunk with a crystal ball, and Leota herself is inside it. She explains that Gracey hired her to contact his late wife every night for a year, and that is how the ghosts moved in. A malevolent spirit later tricked Gracey into taking his own life and trapped Leota in the ball. Over the years it has collected 999 souls and needs one more to escape. When Harriet tries an astral projection, Ben is the one who leaves his body, and there he meets the ghost of Gracey as well as the malevolent spirit, whose head vanishes and returns inside a hat box. That is the scene to brace for, and the movie plays many of its scares for comedy.
A hat, as evidence
A police sketch artist draws the ghost, and the group identifies him as Alistair Crump, a wealthy heir whose father had shunned him and whose high society had little use for him. After his father died in mysterious circumstances, Crump took revenge by luring fellow socialites to their deaths, and he grew more and more obsessed with the occult. His abused household staff eventually assassinated him. Now Crump seals the mansion, but Ben, Kent and Travis get out and head to Crump's family home. There the mariner leads them to Crump's hat, which they need for a banishment ritual.
The ending, explained
Back at Gracey Manor, Kent admits that he is a con man, and then he and Ben rescue their friends. Crump burns his hat. He has also been posing as Travis's late father, and he plans to make Travis his final soul. Ben talks Travis out of surrendering to his grief, and then all three face Crump at the mansion's graveyard. Kent gets the ghosts to rebel against Crump, Harriet frees Leota, and Bruce recovers what is left of the hat for the ritual. Crump offers Ben a deal: become his last soul and be with Alyssa again. Ben makes peace with losing her, and when the ritual finishes, Crump is sent back to the netherworld. Afterward Ben goes back to teaching, finds a cat at his door named Tater Tot after his wife's favorite food, and joins a Halloween party at the mansion, where many of the ghosts have decided to stay.
