What actually happens
A hypnosis party with a post-hypnotic suggestion
Tom Witzky is a phone lineman in a working-class Chicago neighborhood, married to a pregnant Maggie and father to Jake, who can talk to the dead, though Tom and Maggie don't know that. At a party Tom dares Maggie's sister Lisa, who believes in the paranormal, to hypnotize him. She does, and leaves him with the suggestion that he should be more receptive. Tom then starts having visions of a violent scuffle involving Samantha Kozac, a 17-year-old with an intellectual disability who disappeared from the neighborhood six months before. While Tom and Maggie are at a football game, the babysitter, Debbie, overhears Jake talking to Samantha and runs off with him. Tom follows red flashes of light to a Metra station, and Debbie says Samantha is her sister.
Tom becomes obsessed with Samantha and starts asking the neighbors about her disappearance. His questions draw the attention of his landlord Harry Damon, his friend Frank McCarthy and their sons Kurt Damon and Adam McCarthy, and all four say she was a runaway. In a vision, Frank tells Tom that they are going to kill both him and Maggie. Then Tom finds that Adam has shot himself at Frank's home and is in critical condition.
The ghost says dig, and Tom digs
Jake and Maggie see a policemen's funeral during a walk, and a policeman named Neil recognizes Jake's gift and invites Tom to a private meeting for people who share it. Maggie goes in his place, and Neil tells her the spirit has asked for something and will become upset if it isn't done. As he predicted, Samantha starts plaguing Tom, who can't sleep. She tells him to dig, so he excavates the backyard and rips apart the house, hoping that will settle her. It is a lot of home improvement for a man who has not slept.
The wall in the basement
The scene people dread most is near the end, and it happens in the basement while Maggie and Jake are at a family wake. Tom accidentally knocks down a weak brick wall and finds Samantha's mummified remains. A vision follows: before Tom's family moved in, a drunk Adam and Kurt lured her into the house to rape her, and when she resisted and screamed, they smothered her and hid the body. Tom brings Frank to the basement and tells him. Frank falls apart and says Adam and Kurt told him and Harry what they had done, and that the two fathers helped hide it. He pulls out a gun and asks to be left alone, and Tom hears a single shot as he leaves.
The ending, explained
Harry and Kurt arrive and corner Tom, planning to kill him, but Maggie interrupts. Harry takes her hostage, and then Frank walks in and shoots both Kurt and Harry dead. Tom sees Samantha's spirit smile and disappear. The family moves out afterward, and Samantha's mother and sister finally give her a proper burial. As the family walks toward their new home, Jake covers his ears, overwhelmed by the spirits still lingering in the houses they pass.
